On-Demand MEP Engineering Advisory for Building Owners and Facility Managers
The Problem With How MEP Support Usually Works
When an infrastructure issue surfaces on your project or in your building, you typically have two options.
You can call a large engineering firm and wait: wait for a proposal, wait for contract execution, wait for a qualified engineer to have availability.
Or you can carry an engineer on staff year-round and pay for that expertise whether you need it or not.
Neither option works well for owners, developers, and facilities teams who need fast, credible answers to real problems.
A Different Model
Ranaverde Consulting offers on-demand MEP engineering advisory with access to senior MEP/FP engineering support when you need it, without the overhead, delay, or minimum commitment of a traditional firm engagement.
There’s no procurement process. No waiting for a project manager to schedule time with someone who actually knows the systems. You get direct access to an engineer with 22 years of hands-on experience across a wide range of markets and project types and a full suite of diagnostic test equipment to find problems that a desk review alone can’t.
What This Covers
Troubleshooting & Field Diagnostics When a system isn’t performing and nobody can agree on why, we come in with experienced eyes and calibrated test equipment and find the actual source of the problem. Not a hypothesis. An answer.
Construction Administration Support Owners who don’t have an in-house MEP engineer on their project team are at a disadvantage during construction. We provide on-call CA support: reviewing submittals, responding to RFIs, evaluating change order justifications, and representing your interests when the contractor and design engineer aren’t aligned.
Tenant & Lease Dispute Resolution HVAC complaints from tenants are expensive and hard to resolve without objective data. We evaluate whether the system is performing to specification, whether the complaint is legitimate, and what it would actually take to fix it — so you can negotiate from facts, not opinions.
Energy & Equipment Assessments Evaluating a building for acquisition or capital planning? We assess the condition and performance of mechanical and electrical systems, identify deferred maintenance, flag code deficiencies, and give you an honest picture of what you’re buying or what’s coming.
Code Compliance & Permit Support Navigating a plan review comment or a code compliance question from the jurisdiction? We provide fast, specific responses grounded in the actual code language — not a general opinion.
How It Works
On-Demand — Engage us for a specific issue or question. No retainer required. We scope the work, give you a fixed fee or hourly estimate, and deliver a clear answer.
Monthly Advisory Retainer — For owners and developers with ongoing projects or portfolios, a monthly retainer provides a set number of hours for questions, document reviews, site visits, and troubleshooting — with priority response and no per-engagement setup.
There’s no associate handing off your project. You work directly with a senior engineer from the first call to the final deliverable.
Why It Works
Large MEP firms are built for large projects. Their model — proposal, contract, project team, project manager, billing cycles — works well when you’re designing a hospital. It doesn’t work well when you need someone on-site Tuesday to figure out why the third floor is 78 degrees in February.
We’re built for the problems that don’t fit neatly into a traditional scope of work. Fast response, direct access, and the equipment to go beyond what a desk review can tell you.
FAQ
What types of buildings do you work with? We can support nearly any building or portfolio size and most market segments. Contact for specific questions.
Do you provide stamped engineering drawings? Advisory services typically don’t require this, but we do have a Professional Engineering license for specific needs if required.
What diagnostic equipment do you use? Our field toolkit includes calibrated airflow measurement equipment, thermal imaging cameras, duct pressure testing equipment, inspection cameras for hidden conditions, data loggers for temperature and humidity, and electrical measurement tools. The right equipment for the problem depends on the system and the complaint.
How quickly can you respond? For on-demand engagements, we typically schedule within 1–5 business days. Retainer clients receive priority scheduling, usually within 24–48 hours.
Is this available outside of normal business hours? For urgent situations — an active system failure, a critical commissioning deadline — we can often accommodate off-hours response. Contact us directly to discuss.
